These Terms & Conditions govern your use of the Hold My Hand Sourcing platform, including the HMHS mobile app, website, community areas, training materials, and all associated content and services (together, the “Platform”).
By accessing or using the Platform, you confirm that you have read, understood, and agree to be legally bound by these Terms & Conditions.
If you do not agree, you must not use the Platform.
1. About Us
Hold My Hand Sourcing LTD (“HMHS”, “we”, “us”, “our”) is a UK-based property education, training, and community platform providing digital content, resources, and guidance for property deal sourcing and investment.
HMHS provides education and training only. We are not financial advisors, estate agents, solicitors, or regulated investment advisors.
2. Nature of the Service

Tools, checklists, and guidance materials
All content is delivered digitally via the app and/or online platforms.
No physical products are supplied.
3. No Refund Policy (Very Important)
ALL PAYMENTS ARE FINAL.
Due to the digital and immediately accessible nature of the Platform, NO REFUNDS WILL BE GIVEN UNDER ANY CIRCUMSTANCES, including but not limited to:
Change of mind
Lack of usage
Financial circumstances
Personal time constraints
Failure to achieve desired results
Misunderstanding of the service
Cancellation during a billing period
Once access is granted to the Platform, training, videos, or community, you irrevocably lose any right to a refund.
This applies to:
Subscriptions
One-off payments
Renewals
Promotions or discounted offers
By purchasing, you explicitly waive your statutory right to cancellation under the Consumer Contracts Regulations 2013 for digital content, as access begins immediately.
4. No Guarantees or Results
HMHS does not guarantee:
Income
Profit
Deal success
Investment outcomes
Compliance approval
Acceptance of deals by investors
Business growth or performance
Property investing and deal sourcing involve risk. Results depend entirely on your actions, decisions, experience, effort, and market conditions.

App outages
Maintenance downtime
Third-party platform failures
Internet or device issues
9. Limitation of Liability
To the fullest extent permitted by law, HMHS shall not be liable for:
